Weird case here. This is one of those situations where including sales that resold for less is better, since otherwise it'll mean that this will be 162-175. Pricing it higher because lower sales sold for even less to quickbuyers makes very little sense.

With this logic, 140 should be included. 113 can't be included since it's significantly below current buyers.

Resuggest at 140-175.
