Going to cut off 20.66 and 21.11 out of the range due to them being relative outliers. 20.66 can be justified by distance but 21.11 there is just a lack of sales at that point, rather a slightly sharper range. Keeping 21.22 ref in the range though even though it only has 10 sales at that point it covers the lower end better then 21.44 ref.
