6 feels too high given current sellers, and 4 feels too low given it was a buyer dump. However, taking 4-6 will be fine here since both sales converge to the median of 5 Keys, which will be more accurate than taking either end individually. The alternative would be to leave this unpriced and wait for STN to sell for 5 Keys, which would give a very similar outcome.
