    I don't feel a flat value is the best representation given the number of sales you have here. 10-12 seems fine

      Thanks for the reply. I do agree a range is usually better, but how should I determine whether it's okay to set the high end above the current b/o, especially if said b/o may have been unsold for some time?

        Great question. There’s only 1 seller at 10 keys yet 3 sales above 10 keys, so it seems the common trading point is a little above the 10 key mark. If we exclude every sale above 10 because of the seller, then we risk putting too much emphasis on the seller, and sales should take precedence. If the 10 seller also sells this would have to be re-done anyhow.


        Usually it’s just a judgement call. For example, I wouldn’t include 16 here because it’s considerably higher than the other sales and you’re excluding 8 for being too low, so they even out. It’s about picking the best range to fit the sales and the market. Hope that helps?
