Should be an outlier, but considering that there's an offer at 16 Keys, 11 or 12 might be too low.

If there is an offer at 11 keys pure, it shouldn't be used to set a low end here. If anything, it just proves that 11 keys as your range is low here.

Your 12 keys pure sale is also wrong so we have no evidence to support 12 keys. And also, using 11 keys offer as your low end doesn't make any sense.

With the offer of 12 keys + C. short circuit and this recent sale, your range is on the low side here.
