Infact, that's all the "sales" we have. If we used 13 from the seller then the sale makes 19, with a buyer at 18 it seems a little low. I guess we could go 13 - 16 (14.5 mid-point) making the sale (when rounded) 21 which isn't too far away from what it is now. Whadda'ya think?

Nah, pulling 16 out of nowhere is not going to make that sale accurate at all. If you feel like 19 is low(which i'd argue against) then just leave this unpriced for now.
