        Going to close here. There are too many low outliers rejected here including a couple of solid pure sales. The merry sale is probably an outlier as a whole or an indication that 53 there was on the high side.


        This should get a range depending on your own sale. Unless that sale was also solidly ~50, this should get a range of 35-50 imo
