Low end is slightly below buyers, high end is slightly above sellers. Honestly, I'm not opposed to the wide range. Alternative would be to go with 13-15, but I feel 12-18 is more representative with 2 sales at 18

Sellers are at 15-16 here; low end is probably slightly low but the high end may be a little high as well - I think this balances it out nicely, and on average this is likely a pretty decent representation.
