"Yeeeah, I'm not a big fan of this range. Usually when you have as many sales as you do right now, you want to trim the range as much as possible so that it doesn't look like the low end is twice as low as the high end.

This would be less of an issue if there were two sales with no proper evidence to counter each data point, but that isn't the case here.

My advice here would be to exclude the buyer sales below 4 and the one sale at 7, and go with 4-6.5. But 4.5-6 is a viable option too, as those seem to be the most common sales not counting the buyer sales. I'll leave this up to you."
