Seems like there have been sellers in the 14 - 16 range for awhile, only recently clearing up. I think a decent compromise between calling all the sales above 16 high would be to extend it to 18, as there is a common trading point with 5 sales at that price. While into buyers now, 14 is a common trading point and should be a decent low-end, so 14 - 18 keys will work better here.
