16 should be the low-end here, even if it under buyers. 18 (17.5) dumped for 16.5 soon after buying, so id go 16 - 17 here, although I wouldn't be opposed to 16 - 18 to keep the median from being under current buyers.

Makes more sense to me to keep the median price above the buyers rather than under, so, pricing it at 16 - 18 keys.
