This is the only 'recent' sale that is out of date, at $150, so 80-90k range.

Precedent would suggest that the 220k sale could be high, but it's basically been a year since any of those sales.

So rounding and taking both, 120-220.

Can't find any record that it was listed at 120 before the sale, so I doubt it did take 5 months like the history suggests.

The range isn't ideal, but it's all we have!
